Who is the Builder? What is Pethkar Projects?
Ans:
Pethkar Projects is a partnership firm formed in the year 1998, which is run by the Pethkar Family. Having entered the real estate fraternity in the recent years, Pethkar Projects has not only created landmarks but also customer delight.

Ans:
SHEFALIKA HEIGHTS – Phase I of Balwantpuram – developed 6 acres of land as a residential project of 222 flats of 1, 2 & 3 luxurious BHK & 6 Row Houses in the year 2001 to 2004.

SAMRAJYA – BUILDING L 5 – Phase II of Balwantpuram – developed 7 wings of Samrajya which includes 224 luxurious flats of 1, 2 & 3 BHK in the year 2005 to 2007.

Ans:

Inside the gas bank safety valves are installed which control the leakage and pressure hence it is very safe.

Q. 15.
What is the provision for visitors parking? What about Over-night parking?
Ans:
Visitors parking is outside the main gate and only over-night parking is allowed at roadside.

Q. 16.
What is the Parking area? What about 2 wheeler parking? What about extra parking if needed?
Ans:
One covered car park will be allotted to you. The Parking area is about 125 sqft for one four wheeler.
For 2 wheeler, there will be common parking.
We cannot commit any extra parking at this stage.

Q. 17.
What is sewage treatment plant? Where would it be located?
Ans:
Sewage treatment plant is a structure where Sewage treatment is carried out.
Sewage treatment is the process of removing contaminants from wastewater and household sewage. Its objective is to produce a treated effluent suitable for discharge or reuse back into the environment.
This treated water can be used for watering the plants & flushing toilets.
By having own sewage treatment plant we are reducing load on the public sewage treatment plant which is operated by local corporation in the city.
STP is located underground at the corner of Wing I and Wing J.
This plant does not provide any kind of nuisance.

Q. 18.
What is a batching plant? How does it improve your quality of work?
Ans:
Batching plant is factory to produce Ready Mix Concrete (Wet Concrete) in large scale as per Mix Design.
Ready Mixed Concrete is manufactured under computer-controlled operations hence we can maintain quality of concrete constantly even though for large volume of concreting.
With the help of batching plant we can reduce the time of concreting (25cu.m/hour) and traditional mixer gives the output of (5cu.m/hour).

Q. 19.
What is Rain water harvesting?
Ans:
It is a process in which we collect rain water from terraces & roads in special tanks and that water percolate through tube well (which is provided in the tank) in the ground to increase the underground water table of the surrounding area.

Q. 20.
What is Wet garbage treatment plant? Where is it located? Does it stink?
Ans:
It’s a plant in which wet garbage is collected from our society and it is converted into rich manure with the help of OWC (Organic Waste Converter).
Thus we reduce the load on public services of Local Corporation. It is located near Phase III. This plant does not stink.

Q. 21.
How is the Water supply? Separate tap for corporation water?
Ans:
We have Underground water tank of 12 Lacs Litre capacity.
There won’t be separate tap for Corporation water in the flat.

Q. 22.
Multi-purpose hall- how big that would be? Sqft or capacity? Any charges for the same?
Ans:
50 sitter Multi-purpose hall will be provided. The charges will be decided by the society.

Q. 23.
Do we have to pay anything for Club House, Gymnasium or Swimming Pool Usage?
Ans:
There will be monthly membership charges for Club House, Gymnasium and Swimming pool which will be decided by the society.

Q. 24.
How does one-time maintenance work?
Ans:
We take 2Lacs from 2BHK flats and 2.5Lacs from 3 BHK flats as maintenance charges.
Builder will maintain the amenities till the society is formed.
Once the society is formed these funds will be transferred to the society.

Q. 25.
What would be additional maintenance charges?
Ans:
Once the society is formed the maintenance charges would be transferred to the society by the Builder.
Then society will carry out the maintenance.
The Society will decide about the additional maintenance charge.

Q. 26.
Is your structure earthquake resistant? To what scale? In which zone your project comes under?
Ans:
Yes. Our structure is earthquake resistant.
Our projects come in Zone III our Structure is design by Structural consultant as per IS-1883-1984-Criteria for Earthquake Resistant Design of Structure.

Q. 27.
Fly ash brick-how are they better than clay bricks?
Ans:
Fly ash is an industrial waste and non disposable product. It can be used as raw material in building construction hence we can reduce excavation of ground soil.
It gives greater strength, enhance fire resistance and sound absorption as compared to Clay bricks.
By avoiding the use of Clay bricks we can reduce hazardous smoke which is generated at the time of manufacturing of bricks, which pollutes the environment.

Do you have any tie-ups with any Bank?
Ans:
We do not have any tie-ups with any banks, but our project is approved by all major banks such as HDFC, ICICI, Standard Chartered, IDBI, CITI bank, Axis Bank, Kotak Mahindra etc.
Also Nationalized Banks such as SBI, Bank Of Baroda, Punjab National Bank, Bank of India, Bank of Maharashtra, LIC etc. have already sanctioned the loans to our customers.

Ans:
In Phase II of Balwantpuram i.e. Samrajya, there are total 642 flats.
There will be one society formed for all these buildings.

Q. 34.
Sales office whether you are converting it into commercial?
Ans:
We do not have any immediate plans to convert it into Commercial.
But After 4-5 years, it could be done.

Q. 35.
When did you give the possession for earlier building?
Ans:
The Possession of earlier Buildings was given about 2 years back.

Q. 36.
When are you opening upper floors & L M N building?
Ans:
We are not yet sure about it. But tentatively after 6-8 months.

Q. 37.
What is your phase III?
Ans:
It will be a residential Project. But we cannot provide you the details since it is under designing.
